As your buyer representative I will:
 

• Conduct counselling and information sessions to identify your needs and goals and to plan a property search.
• Offer to arrange pre-qualifying or pre-approval meeting with a lender to determine affordability range and improve negotiating position at the point of offer.
• Complete confidentiality - unless given permission to disclose any facts
• Provide you a written service guarantee.
• Commit to priority availability for meeting your needs and schedule for property research and showings.
• Complete a thorough market search to identify all properties consistent with your needs and price range.
• Prepare a written Competitive or Comparative Market Analysis for you prior to your making an offer.
• Prepare a written offer to purchase on the property of your choice reflecting your price and terms.
• Prepare any number of written offers until you successfully purchase the right property.
• As a client with a signed Buyer Representation Agreement I have  legal obligation to you to protect and promote your best interests.
• Provide counsel and negotiating assistance on all offers to purchase
• Recommend professional building inspections and review findings and remedies with you.
• Provide you with a comprehensive list of service advisers to help you with the home buying process. ex. Lawyers, Insurers, Utilities, etc.
• Monitor and communicate the status and satisfaction of offer conditions.
• Accompany you on walk-through property inspection before closing, if provided for in the offer.
• Contact you after the closing to assure the satisfactory completion of all service details.
• Offer the opportunity to evaluate the service provided through the Quality Service Survey.
